What If the ARV Appraisal Misses? Get a New Appraisal

Illustration 1

What happens when the refinance appraisal misses the ARV you modeled?

That risk sits at the center of a BiggerPockets discussion on appraisals for refinances. After a rehab, capital is already in the walls. If the appraisal lands soft, you can be stuck with a bridge balance that will not fully take out — and with equity that only exists on your spreadsheet.

ARV is a planning number. The appraisal is the financing number. Treat them as the same thing and you build a trap into the deal before the first draw.

Hard money / bridge is not a down-payment product. It funds acquisition and rehab against collateral and experience. Your cash (or an approved gap-funding second) still covers the equity check at closing. Treating bridge as “100% of the deal with zero cash” is how files get declined.

True 100% financing exists in limited lanes — and it is reserved for experienced investors. Newer buyers should plan for a real cash-to-close number. Experienced operators may qualify for fuller leverage when the asset, ARV, and track record clear the desk.

If you need help covering the equity gap, use gap funding — not another “hard money” label. Best Price Lending has gap-funding sources that can sit as a second lien, typically up to about 80% CLTV, so the first-lien bridge stays clean while your day-one cash drops. Call it gap funding. Do not call the second hard money.

The fix is not optimism. It is max-bid discipline, a rehab scope the appraiser can see and defend, and a Lightning Fix–style bridge sized so a 10–15% ARV haircut still leaves a workable exit — flip or refi.

Florida case study: Chamonix Ave S, Lehigh Acres

Walk this Xome listing as an illustrative stress test — not a deal Best Price Lending closed or financed:

567 Chamonix Ave S, Lehigh Acres, FL 33974

  • Purchase (MAX BID): $221,657
  • Rehab budget: $24,510
  • ARV: $351,667

All-in sits near $246,167 against a $351,667 ARV — about 70% of ARV in basis. That is still a real spread (~$105,500 before selling costs), but it is tighter than “buy at half of ARV” folklore. A soft appraisal hurts faster here.

Live retail rate quotes belong in this table once Best Price Lending’s Price a loan catalog shows active products. Need the ~$33k equity check lighter after you stress the appraisal? Gap funding (2nd lien ~80% CLTV) can shrink day-one cash when experience and CLTV allow — it is not a second hard-money story, and bridge still does not pay the down payment.

What a miss actually does to the capital stack

Illustratively, haircut the $351,667 ARV by 10% to ~$316,500:

  • Created equity vs $246,167 basis shrinks from ~$105,500 to ~$70,333 before costs.
  • A DSCR / cash-out refi sized to a percent of appraised value may no longer clear the full bridge payoff plus reserves.
  • A retail flip still works if net after commissions clears your basis — but your margin for error is thinner.

That is the “trapped capital” problem the thread is warning about: the rehab is done, the loan is live, and the exit you counted on will not fund at the number you used to bid.

If the appraisal already missed: order a new one with a new lender

Do not treat the first soft appraisal as the final word. When a refinance or takeout appraisal comes in low, the practical next step is often to get a new appraisal ordered through a different lender — not to argue endlessly with the same file.

A new lender brings a new appraisal management path, a fresh appraiser panel, and a second look at comps and scope. That does not guarantee a higher value. It does give you a real second opinion before you accept trapped capital, a discounted sale, or a cash-in refinance as your only options.

Bring the same package you should have built before the first order: completed rehab photos, permits/pulls if any, a clear scope-of-work tied to comps, and your dual-exit math (sell vs Lightning Rent DSCR takeout). Ask Best Price Lending to structure the takeout so the new appraisal is ordered under the lender who would actually fund the exit.

How Lightning Fix thinking reduces appraisal risk

  • Treat the $221,657 figure as a max bid ceiling, not a starting offer.
  • Keep the ~$24.5k reno tied to comps the appraiser will actually use — not vanity upgrades.
  • Model both exits: sell if the appraisal is soft; hold/refi only if coverage and LTV still clear the ~$212.9k max bridge.
  • Leave carry and selling-cost buffers so a miss is painful, not fatal.

Bottom line

  • Conclusion: an ARV miss after rehab traps capital when the bridge was sized to the dream number, not the stress case.
  • Conclusion: this Lehigh Acres example (~$246,167 all-in vs $351.7k ARV; ~$42k cash to close) still has spread — until a soft appraisal eats the cushion.
  • Conclusion: Lightning Fix works best when max bid, scope, dual exits, and honest cash-to-close (plus optional gap funding) are set before you win the auction.
  • Conclusion: if the appraisal already missed, get a new appraisal ordered through a new lender before you lock into a bad exit.

One action: if you are already staring at a soft refi appraisal, call a new lender and get a new appraisal ordered under that lender’s process — then re-run sell vs Lightning Rent takeout with the new number. If you have not bid yet, write ARV, ARV−10%, and ARV−15% next to purchase + reno + cash to close first. Price the structure on bestpricelending.com/price-a-loan.
