Building for a Client Doesn’t Count as Your Experience

Building for a Client Does Not Count as Your Construction Experience

You built the house. You ran the job. You know the trades, the draws, the delays.
Then the construction lender says your experience does not count.
That outcome is not random. Most of the time, it is because you built for a client — not as the borrower and builder of record on the risk.
A clear version of this denial shows up when a general contractor on BiggerPockets who built custom homes for others was told experience only counts if he built an SFR on his own property and sold or refinanced it — the investor he built for can claim the new-construction experience, but the GC cannot.
The problem is ownership of the risk, not skill
Underwriters do not score how good you are at swinging a hammer or managing a GC.
They score whether you were the party on the loan when the project could go sideways.
Client builds put someone else on that risk: the homeowner, the investor, or the developer who hired you. Your name may appear on invoices, schedules, or a GC agreement. That is not the same as being the borrower who signed for the construction facility.
Conclusion: Lenders count construction experience when you were the borrower and builder of record on the risk. Client builds often do not transfer.
What “borrower of record” actually means
On a construction or construction-to-perm loan, the file tracks:
- Who signed the note and construction loan agreement
- Who was responsible for draws, inspections, and change orders
- Who absorbed cost overruns and timeline slippage
If that person was your client, your role was execution. Execution is valuable. It is not usually accepted as your construction-loan experience for the next deal in your name.
Paper that proves you managed someone else’s project does not prove you carried the lender’s risk.
Why this blocks new-construction approvals
New-construction programs underwrite experience hard because the collateral does not fully exist yet. Until vertical completion, the lender’s security depends on the borrower’s ability to finish the build.
So when you apply for a new construction loan — or you want that track record to support a larger stack later — underwriting asks a blunt question: Have you already been the borrower through a full construction cycle?
Client work answers a different question.
Illustrative Florida auction lab (not a construction close)
When construction-experience overlays block a ground-up file, many operators still move capital on bridge/rehab product. The numbers below are an illustrative Lightning Fix auction lab from a public Xome listing — not a claim that Best Price Lending closed this deal, and not evidence of construction-loan experience.
619 Mercado Ave, Orlando, FL 32807
- Purchase (illustrative max bid): $214,500
- Rehab budget: $20,000
- ARV: $335,000
- All-in basis: $234,500
- Estimated Lightning Fix cash to close (85% purchase + 100% rehab, 2% points + $4,574 fixed fees): $40,795

What still helps (and what does not)
Helpful: projects where you (or your entity) were the borrower on a construction or construction-to-perm loan that went through draws and inspections.
Not enough on their own: GC contracts for third-party owners, “I built it for them” resumes, photos of jobs you ran for a client, or licenses without a clear borrower link to the property.
If your recent work is flips with bridge financing or rentals with DSCR debt, that can still fit products like Lightning Fix or Lightning Rent. It does not automatically satisfy construction-experience overlays for new builds.
Takeaways
- Skill and client delivery are not the same as construction-loan experience.
- Lenders count experience when you were the borrower/builder of record on the risk.
- Client builds usually stay on the client’s file — they do not transfer to yours.
- For new construction, document projects where your entity carried the construction loan end to end.
Next step: If a lender just told you your client builds do not count, get a clear read on what will count for your next new-construction or bridge file.
